The Brief

Five new townhouses on an 850 m² inner-city St Albans site. The client wanted a quality multi-unit development with a design that fitted the sought-after suburb.

The brief: five three-bedroom townhouses with single garages, architecturally designed to a standard that would sell well in the St Albans market - consented and built without the client needing to manage the process.

The Work

BF Property managed the full development from feasibility through to code compliance certificate. The existing dwelling on the site required asbestos removal and demolition before construction could begin.

Building consent was issued for five two-storey townhouses designed by Figure & Ground Architecture, Christchurch. Structural engineering by Tetrad Consulting. Cladding: a mix of plaster, brick veneer and steel tray cladding across the five units. Long-run iron roof. Thermally broken double-glazed aluminium joinery throughout.

The Outcome

All five units handed over January 2026, CCC obtained. A fully managed multi-unit delivery — the client received five completed titles and tenantable properties without coordinating a single subcontractor.
