Major Renovations

Renovate, restore, extend. Done properly.

For owners improving a home they intend to keep, and investors lifting the value and yield of an existing property. The same senior team and fixed-price discipline, applied to existing buildings.

What it is

Renovating is harder than building new. We treat it that way.

Existing homes carry history: structural surprises, dated services, and constraints that never show up on a floor plan. Adapting and upgrading one without creating new problems takes real experience, not a quote off a plan.

BF Property has delivered large-scale domestic renovations, heritage restorations, structural upgrades, and full home reconfigurations. The approach is always the same: understand the property first, plan it properly, then build it to last.

Whether you are reworking a family home around how you actually live, restoring a character property to its full value, or adding space for a growing household, we can assess it, plan it, and build it under one contract.

What is Included

What a renovation covers.

Phase 01 — Assessment
We walk the property, understand the brief, and flag the structural and services realities early. Obligation-free.

Phase 02 — Design and feasibility
Architect and engineer coordination where needed, scope locked, indicative cost and programme.

Phase 03 — Consent
Building and resource consent lodged and tracked where the work requires it. We manage council.

Phase 04 — Pre-construction
Trades booked, programme finalised, fixed-price contract issued.

Phase 05 — Build
Structural work, strengthening, reconfiguration, extensions, and fit-out. Senior site lead on the ground throughout.

Phase 06 — Handover
Code compliance where applicable, defects period, and a finished home that does the original property justice.

When it Fits

This fits if

  • You want to significantly improve a property you own and intend to keep.
  • You have bought a character or heritage home and want it brought up to standard.
  • You are an investor lifting value and rental yield on an existing property.
  • You have had quotes but were not confident the builder understood the property.
  • The work involves structure, extensions, or full reconfiguration, not just cosmetic updates.

This is not right if

  • The economics favour demolish-and-replace. See Land & Site Solutions.
  • You want a small cosmetic refresh a handyman can handle.
  • The site is outside Canterbury.

Bring the land.

We bring the rest.
