BF Property is able to provide the site, design the build, and offer the full package on a fixed-price contract.

What it is

This is typically what group home builders provide. We do the front end, you commit to the finished result.

Most of our work starts with a client and their land. House and land is the reverse: we identify a site, develop the build to consent-ready, and offer the bundled package to a client who wants the finished outcome without the design phase.

We bring the same expertise and experience from larger projects to a single house and land option.

What is Included

Step 01 — BF identifies site
Site sourcing, due diligence, conditional offer or option taken.

Step 02 — Design to consent-ready
Architect, engineer, council pre-app, consent lodgement.

Step 03 — Package offered
Indicative scope and price published to BF contact list.

Step 04 — Client signs
Single client commits. Site purchased, contract signed, deposit paid.

Step 05 — Build
BF Property runs the full build under the standard fixed-price head contract.

Step 06 — Handover
Completed units handed over, titles in client name.

When it Fits

This fits if

  • You want a BF Property build but you do not want to source land.
  • You want a fixed price before you commit.
  • You are flexible on suburb and site characteristics.
  • You are prepared to act quickly when a package is offered.
