What it is

One contract, one team, one programme. Consent to handover.

Design and build is the model BF Property was built around. You bring the land or we source it for you. We can coordinate the architect and engineer, handle consent, and fully manage the build contract through to landscaping, and hand over completed houses and units.

The contract is fixed price once consent is in. The programme is yours to see weekly. The contact is one senior person from the first conversation. No tendering between us and the trades. No surprises at month nine.

This is the bread and butter. Almost every other service on this site is a variation of this one.

What is Included

Seven phases. We can start at the phase that works for you.

Phase 01 — Site Scope
Site assessment and site walkover, conceptual ideas for the property. Obligation-free meeting.

Phase 02 — Feasibility
Council pre-approval and indicative build cost.

Phase 03 — Detailed design
Architect and engineer coordination through to consent-ready drawings. Specification locked in.

Phase 04 — Consent
Resource and building consent lodged, tracked, and granted. We deal with council, saving you the hassle.

Phase 05 — Pre-construction
Trades booked, programme finalised, fixed-price contract issued.

Phase 06 — Build
BF Property manages the build contract. Senior site lead on the ground daily. Fortnightly reports to you.

Phase 07 — Handover
Practical completion and code compliance issue, body corp setup if multi-unit. You receive the completed house or units.

When it Fits

This fits if

  • You have capital and want an income-producing or owner-occupied finished asset.
  • You do not want to project-manage trades yourself.
  • You value certainty and delivery over the lowest possible cost.
  • You can sign at four or five decision points and leave the rest to us.
  • Project value typically sits above $500k for single homes or $1.0M+ for multi-unit.

This is not right if

  • You want to act as your own builder and coordinate trades yourself.
  • You are looking for the cheapest possible square-metre rate.
  • The site is outside Canterbury.
