The Brief

A four-lot subdivision and development on the site of a former flower nursery in St Albans. The brief was a mid-to-high end architectural standalone townhouse development - four freehold units with individual titles and shared access.

Bespoke Architecture designed each home to respond to the site’s specific ground conditions: piled timber floors were required to address flood plain and soil constraints, a design challenge that was resolved within the architectural brief without compromising the quality of the outcome.

The Work

BF Property managed the four-lot subdivision, design coordination with Bespoke Architecture, resource and building consents, and construction through to handover. Plaster and cedar timber cladding. Piled timber floor construction throughout to manage the site’s flood plain and soil conditions. Freehold standalone units with shared vehicle access.

The Outcome

All four units handed over August 2022. Freehold titles issued for each. A mid-to-high-specification development on a site with genuine engineering constraints, delivered on time and to the quality the brief demanded.
