Existing dwelling demolished and replaced with three attached two-storey townhouses on a 455 m² Edgeware site. Designed by Krush Architecture. Site subsequently subdivided into three individual freehold lots.

The Brief

A 455 m² residential site at 258 Edgeware Road, Edgeware presented a straightforward question: retain an ageing 1940s timber-framed dwelling, or demolish and replace it with something the site could actually support.

The site - zoned Medium Density Residential and sitting within an Urban Intensification Area - had capacity for three attached two-storey units. BF Property ran the full programme: demolition of the existing dwelling, design coordination with Krush Architecture, building consent through Christchurch City Council, construction, and a subsequent subdivision creating three individual freehold lots from the original.

Ground conditions at the Edgeware site were TC3 - the engineering challenge was addressed with a multipole timber raft foundation system, the appropriate solution for the peat-bearing, high-groundwater ground profile encountered on site.

The Work

BF Property managed demolition of the existing 1940s dwelling and full construction of three new attached two-storey residential units.

Key construction elements:

  • Three attached two-storey timber-framed units on a shared building platform, all accessed off Edgeware Road
  • Multipole timber raft foundation — site-specific engineering response to TC3 ground classification with peat layers and high groundwater (0.8–1.2 m bgl)
  • Cladding: Integra Lightweight Concrete Facade System (Resene Construction Systems) and rusticated/shiplap weatherboard
  • Corrugated long-run iron roofing
  • R2.8 wall insulation (90mm frames with vented cavity), R5.0+ ceiling insulation
  • 10mm gypsum plasterboard linings throughout; Villaboard to wet areas
  • James Hardie HomeRAB pre-cladding board as air barrier
The Outcome

Currently under construction. On completion, three individually titled freehold townhouses will be handed over on a site that previously held a single ageing dwelling — each with its own outdoor living area (ranging from approximately 32 to 45 m²) and individual car park off Edgeware Road.
