A 455 m² residential site at 258 Edgeware Road, Edgeware presented a straightforward question: retain an ageing 1940s timber-framed dwelling, or demolish and replace it with something the site could actually support.
The site - zoned Medium Density Residential and sitting within an Urban Intensification Area - had capacity for three attached two-storey units. BF Property ran the full programme: demolition of the existing dwelling, design coordination with Krush Architecture, building consent through Christchurch City Council, construction, and a subsequent subdivision creating three individual freehold lots from the original.
Ground conditions at the Edgeware site were TC3 - the engineering challenge was addressed with a multipole timber raft foundation system, the appropriate solution for the peat-bearing, high-groundwater ground profile encountered on site.
