The Brief

A new home built on a 270 m² subdivided rear section at Edgeware Road. The 258 Edgeware site was an established 455 m² freehold property with a 1910s dwelling on the front title — BF Property ran the subdivision to create a new rear lot, then designed and built 258A as a brand-new standalone home on the rear section.

The result: a private, north-westerly facing home with open-plan kitchen and living, marble-look benchtop, generous deck and garden, and internal-access garage. A well-resolved entry-level build on a previously under-utilised rear portion of an established section.

The Work

Designed by Bespoke Architects. BF Property managed consent, construction and handover. Brick veneer cladding and tin roof — a durable, low-maintenance specification for a smaller home. 135 m² floor area with three bedrooms, ensuite, and internal-access single garage.

The Outcome

Handed over June 2020. A complete, tenantable home delivered on a previously under-utilised rear section.
