Six three-bedroom, two-bathroom townhouses in the inner city, designed by Bespoke Architecture and built as two independent blocks on a single site. Completed 2017.
The project brought quality urban housing to a central Christchurch location 100 m from Margaret Mahy Playground — with an active bus stop on the street frontage requiring traffic management throughout the build.
Ground conditions required stone pier remediation beneath the building footprint. Each unit features engineered foundations, open-plan kitchen and living with European appliances, private courtyard, and internal-access garage. Multiple internal finish packages were specified across the six units.
BF Property managed the full project from resource consent through to handover. Stone pier ground remediation was carried out beneath the building footprint prior to construction. The two independent blocks were built concurrently, with traffic management coordinated around the existing bus stop on the Manchester Street frontage.
Cladding: articulated AAC plaster panel with cedar feature elements. Multiple internal finish specifications were applied across the six units.
Six townhouses completed across two independent blocks — a quality inner city housing project delivered despite the logistical complexity of building on a live bus stop frontage and challenging ground conditions.
