The Brief

Four three-bedroom townhouses on 55 m² footprints, designed and built as purpose-built rental investment units in Armagh Street, Christchurch.

The site was consented as TC2 but TC3 (soft and wet) ground conditions were encountered during construction — requiring on-the-ground response to a more demanding engineering challenge than the original consent anticipated.

The Work

BF Property managed consent, construction and handover of four townhouses on constrained 55 m² building footprints. TC3 soft and wet ground conditions were encountered beyond what the TC2 consent covered — the team adapted the foundation and drainage approach accordingly.

Each unit: 113 m² floor area, three bedrooms, iron roof, on 246 m² freehold title. Cladding: articulated cedar and tray tin cladding profile. A closed stormwater system incorporating stormwater attenuation tanks. Built with tight tolerance to recession planes with neighbouring properties.

The Outcome

Four completed rental investment townhouses handed over, each on a 55 m² footprint. A development that required genuine problem-solving under ground conditions more demanding than the consent anticipated, delivered on programme.
