A high density apartment block on Carlton Mill Road in central Merivale — one of Christchurch’s most prestigious addresses. The site presented very tight constraints; the brief was to maximise yield while delivering a well-resolved building that would perform as a long-term investment asset.
11 apartments, unit titled with body corporate structure from day one.
BF Property delivered the project from consent through to handover under a fixed-price head contract. Construction used a tilt-panel system for the structural frame. Under-croft car parking was built into the ground floor. Poured concrete intertenancy mid floors were specified for fire separation and acoustic performance between units. Bespoke Architects designed the project.
All eleven apartments handed over June 2022. Unit titles issued, body corporate established. A fully completed high-density delivery on a constrained inner-city site.
