The Brief

Four warehouse and office units at 30 Carlyle Street, Sydenham — a structural upgrade to 67% NBS across approximately 1,350 m² of commercial floor area.

The project centred on bringing the building to the minimum seismic performance standard mandated post-Canterbury earthquake, while fully refurbishing all four units to an operational commercial standard.

The Work

BF Property managed the full structural upgrade and refurbishment at 30 Carlyle Street across four tenancies:

  • Structural upgrade to 67% NBS seismic performance standard
  • Epoxy crack injection to warehouse flooring throughout
  • Replacement driveway and drainage
  • Upgrade to office fit-outs across all four tenancies

Unit breakdown: Unit A (424 m² — 220 m² warehouse + 204 m² office over two floors, 5 car parks); Unit 3 (267 m² — 197 m² warehouse + 70 m² office, 3 car parks); Unit 4 (333 m² — 187 m² warehouse + 84 m² GF office + 62 m² FF office, 5 car parks, new kitchen).

The Carlyle Street project is representative of a significant body of BF Property’s post-earthquake commercial work: assessing earthquake-affected buildings, designing cost-effective upgrade approaches specific to the building type and ground conditions, and returning them to productive use.

The Outcome

Building brought to 67% NBS and returned to full commercial operation — all four tenancies upgraded and functional, with new driveway, drainage, and refreshed office fit-outs.
